Netley Grove

Netley Grove has been designed around an exclusive independent living environment within close proximity to all of the desired features to make retirement living an enjoyable time of life. The creation of a “community atmosphere”, whilst maintaining privacy and independence, is the driving force behind the development.

The estate comprises 58 well appointed homes with choices of 2 and 3 bedrooms, a community centre with billiard area, lounge area, craft and meeting rooms, library facilities and an indoor pool and spa. Hairdressing services are also available by appointment.
 

Security
Netley Grove provides the resident with a feeling of security, whilst focusing upon complete independence. The “Gated Entry” facility will allow for security during evening times whilst easy access to welcome visitors and friends.

Each dwelling offers separate private access and a comfortable, secure private open space. Safety features are incorporated within the dwellings.

Security doors, lockable windows and Auto Remote garage doors with internal access are all standard features (there are some exceptions). Security and safety of each resident is a primary focus of the Estate. Emergency Medical alert facilities are provided.

License to Occupy for Life
The Estate offers the residents occupation within the village by way of Loan/License Agreement. Upon commencement, the resident will make an interest free loan to the estate equal to the purchase price of the right to occupy.

Upon terminating the license agreement and the occupancy being on sold to a new resident, the loan will be repaid to the resident or their estate.

As in most villages, there is a premium to be paid on leaving the village. In our case, the outgoing resident or their estate receives the major proportion of the new right to occupy agreement.

Estate Management
An Estate Manager will operate and supervise the day-to-day running of the Estate. The Manager will maintain a quality service and assistance where required and coordinate both maintenance and ground personnel. All common areas and front gardens are cared for by management however individual courtyards are the responsibility of the resident.

A maintenance fee takes the worry out of paying for everyday household accounts and covers all homes within Netley Grove. The fee will cover the following items:

All rates, taxes and levies, common and public lighting costs, cleaning of the common areas, refuse removal, 24 hour emergency call service, insurance premiums for public liability and buildings (not contents or chattels), on site facilities and estate management/auditing and personnel costs.

The Maintenance Fees are payable monthly by direct debit.

Residents are required to pay for items such as personal chattels and contents insurance, gas and electricity, private telephone calls and the upkeep or replacement of all personal items (such as fridge, furniture, washing machine and dryer).

Optional Services, such as housekeeping services, personal laundry, medical services and hairdressing on site are all on a user-pay basis.
