Pasadena Open Day

Pasadena Village Community Centre was the perfect place for the Open Day festivities held on Friday 25th September. As the guests enjoyed lunch served up with the help of the Holdfast Bay Rotary Club, they were also privy to the first viewing of the new Retireassist DVD.

On display were the remaining 2 and 3 bedroom villas which certainly generated a lot of discussion. As the rain came down, both the guest and residents were able to share stories and soak up the community atmosphere that the Pasadena Village has to offer.

Once again, it was a great day enjoyed by all…….

Bay Waters Open Day 
18 June 2009

The Bay Waters Open Day was held on Thursday 18th June and encouraged guests to visit the Bay Waters Village to take in the atmosphere and soak up the lifestyle that it has to offer. With Pilko as the ambassador, it was a fantastic opportunity for all to get together and have a chat with him as he wandered through the crowd discussing the benefits of retirement, especially at Bay Waters.

The treasure hunt insured that everyone was on the same path as it led them to all of the display apartments, and highlighted the features within these, such as the pull out pantry in the kitchen, and large vanity’s in the bathrooms. The atmosphere was fabulous and allowed the questions to flow from all that attended as friendly staff were available for discussions.

The Jazz band entertained guests over lunch as the Community Centre became a bustle of excitement with hundreds of people attending the day. As they said goodbye to Pilko, they also received a Bay Waters Gift Bag filled with vouchers and information on businesses in the local area.

It was a great day enjoyed by all…….

 

 

Retireassist Seminars a hit with seniors  

A series of information sessions coinciding with the launch of the industry leading ‘RetireAssist’ program offered exclusively by Karidis Corporation Ltd held recently at Bay Waters Glenelg proved to be very popular with retirees and their families alike.

RetireAssist is a bundled package of financial supports to assist retirees move from their home to a retirement lifestyle property and is most often used where the retiree may have a cash shortfall between their home’s value and the entry cost into a village.

This provides the retiree with another option and removes the need for them to seek assistance from family. This alone helps the retiree preserve their independence and, in what have been difficult times for many, often comes as a welcome relief for family members.

Developer snaps up Printcraft House 
13 December 2005

Printcraft House in Melbourne CBD has been purchased by South Australian developer and entrepreneur Gerry Karidis, of Karidis Corporation Limited, for $3.41 million. With five bidders vying for the property, it sold under the hammer in front of a crowd of approximately 70 people.

Located at 428-430 Little Bourke Street, Melbourne, Printcraft House is a four level office building with a gross floor area of 1611 sqm.

Gerry and son Peter have yet to determine their final project for the property, however, the group has interests in retirement accommodation, student operations, serviced apartments and car parks.

Selling Agent, Mr Fred Nucara, Sales Director of Allard & Shelton Pty Ltd, said:  “The strength of the result reinforces the demand for CBD freehold property - in particular, premises with a development twist”.

Further, “The marketing campaign generated an enormous volume of enquiry from investors, developers and owner-occupiers, and at least one representative from each of these buyer groups competed for the property. It’s difficult to value properties like Printcraft House because buyers show great aggression when a rare CBD opportunity like this arises – they’re not making any more land in the Melbourne CBD grid”.

This is the third Victorian acquisition by the Karidis Corporation, having also purchased AEWL House, 410 Lonsdale Street, Melbourne, for their Eastern seaboard offices and a large infill site of 3.1 hectares in Hallam, earlier this year.

 


 

Land starved developers leap at Hallam infill site

An infill site in Hallam owned by the Victorian Education Department has sold at auction for $4.55 million to Adelaide-based developer Karidis Corp. The 3.1 hectare site, pictured at the auction on the corner of Nettle & Saffron Drives piqued the interest of several residential developers including AV Jennings, Central Equity and Deal Corp. Listing agent John Guastella of Cameron Industrial Commercial said shortage of broadacre land in the south-eastern suburbs had underpinned the strong result. “There’s an undersupply of both residential and industrial land because of the Government’s 2030 strategy and a reluctance to rezone land for development,” Mr Guastella said.


New Melbourne Office

Karidis Corporation have recently purchased a freehold commercial building in the Melbourne CBD as the base for expansion and growth of our business, which along with the purchase of an apartment in Southbank, cements our move to Melbourne.

The latest acquisition, AEWL House, is a 6-level, 1920's building at 410-412 Lonsdale Street between Elizabeth and Queen Streets in the city's law precinct. It has ground level retail space, four levels of office space and a basement car park. The successful bidder at the 18 March 2005 auction by Knight Frank, KCL believes the property sold for well under market rates.

Plans to open the Melbourne office of Karidis Corporation by the third quarter of 2006 on the top floor are underway.

KCL, one of Adelaide's largest residential investors, is involved in the development, construction and management of retirement villages, serviced apartments, commercial and industrial subdivisions in SA and wants to expand into the senior living sector in Melbourne.
